What an EICR is designed to do
An EICR assesses the condition of the fixed electrical installation at the time of inspection. It records observations, identifies safety-related concerns and provides a formal report for the property.
Who requests an EICR?
- Landlords and letting agents arranging property checks
- Homeowners wanting a clearer picture of their installation
- Buyers or sellers as part of a property decision
- Property managers planning maintenance or remedial work
Before the appointment
Provide the property type, postcode, approximate size, occupancy status and reason for the report. Access to the consumer unit, sockets and relevant parts of the installation will be needed.
After the report
The report records the inspection outcome and any observations. Where remedial work is recommended, the findings can be explained in plain language and quoted separately. No result is assumed before the inspection takes place.
